1941年の創業以来、那古野の街で長く愛されてきた麺処「浅田屋」を、複数テナントが入居する商店群「kaetimachi(替地町)」にリノベーションした計画。
kaetimachi周辺では駐車場が増え、あるまとまった敷地になるとマンションが計画され、那古野エリアが持つ「街の奥行き」が失われつつあると感じた。そこで、kaetimachiでは、道路舗装と合わせたアスファルト仕上げの敷地内通路を引き込み、その先に共用広場を設けることで、このまちに微かに残る界隈性を引き継ぐことを考えた。
既存建物(「浅田屋」)は母屋と離れから構成され、このエリアでは比較的規模の大きな店舗で、1階に製麺所、2階に宴会場を有していた。
周辺店舗の規模感から1棟貸しとするには家賃が現実的ではなかったこと、母屋と離れをつなぐ渡り廊下が老朽化していたこと、遵法性を担保することを考慮して、母屋と離れの1階と2階を別々に貸し出すことを考えた。
その結果、母屋1階に飲食店、母屋2階にシェアオフィス、離れ1階に「浅田屋」の娘さんが引き継ぐ「あさだ屋」、離れ2階に店舗が入居する商店群として再生することになった。
ファサードは老朽化した看板や配線類を撤去するにとどめ、長く愛されてきた「浅田屋」の面影をこのまちに残すことを考えた。
This project involved renovating “Asadaya,” a noodle shop that has been beloved in the Nakano neighborhood since its founding in 1941, into “kaetimachi,” a complex housing multiple tenants.
We felt that the Nakano area was losing its sense of “depth” as parking lots proliferated around kaetimachi and apartment buildings were planned for any large, contiguous plots of land. Therefore, at kaetimachi, we decided to create an asphalt-paved pathway within the site that aligns with the road paving, and to establish a communal plaza at its end, with the aim of preserving the faint sense of neighborhood character that still lingers in this town.
The existing building (“Asadaya”) consists of a main house and an annex. It was a relatively large-scale shop for this area, featuring a noodle-making facility on the first floor and a banquet hall on the second floor.
Considering that the rent for leasing the entire building was unrealistic given the scale of surrounding shops, that the connecting corridor between the main house and the annex was dilapidated, and the need to ensure compliance with regulations, we decided to lease the first and second floors of the main house and the annex separately.
As a result, the property was revitalized as a cluster of shops: a restaurant on the first floor of the main building, a shared office on the second floor of the main building, “Asadaya”—run by the daughter of the original “Asadaya”—on the first floor of the annex, and a retail space on the second floor of the annex.
For the facade, we limited the work to removing the dilapidated sign and wiring, with the intention of preserving the legacy of the long-loved “Asadaya” in this town.
