築30年のSRC造マンションの1室を「4LDK」から「1LDK＋土間＋サンルーム＋離れ」に間取りを変更し、街に開かれた住まいを目指した。

「サンルーム」によるカーテン無しのオープンな暮らし

サンルームとバルコニーで約3.5mの引きを確保することで街からの視線をカットし、カーテン無しの生活を実現した。部屋内からの視界が街に開かれ、面積以上の広がりを感じることができる。また、既存ｱﾙﾐｻｯｼ（ｼﾝｸﾞﾙｶﾞﾗｽ）と新規木製建具（ｼﾝｸﾞﾙｶﾞﾗｽ）で空気層を作ることで、部屋内の室温を安定させた。

「１LDK」で隣人会を開催し、マンション住民へ公民館のように開く

工期（＝共用部の養生期間）6ヶ月に及んだことを同マンション住民に総会でお詫びすると、「どんな部屋か見たい！」と言って頂き、マンション住人向けに内覧会を開催すると10世帯22人に来て頂いた。その際、「ここで食事したいわね〜」と話が盛り上がり、パリの事例にならって【隣人会】を主催することにした。これまで7〜8名の規模で二度開催し好評を得ている。分譲マンションの1室が公民館のように使われることに、住人であり設計者でもある私が全力で楽しんでいる。



We redesigned the floor plan of a unit in a 30-year-old SRC-constructed apartment building, transforming it from a “4-bedroom” layout to a “1-bedroom + mudroom + sunroom + detached space,” with the goal of creating a home that opens up to the city.

Curtain-free, open living thanks to the “sunroom”

By creating a 3.5-meter setback with the sunroom and balcony, we blocked views from the street, making it possible to live without curtains.
The view from inside the apartment opens up to the street, creating a sense of spaciousness beyond the actual floor area.
Additionally, by creating an air layer between the existing aluminum sash (single-pane glass) and new wooden frames (single-pane glass), we stabilized the indoor temperature.

Hosting a “Neighborhood Meeting” in a 1LDK unit, opening it up to residents like a community center

When we apologized to the residents at a general meeting for the six-month construction period (the curing period for the common areas), they responded, “We want to see what the rooms look like!”
So, we held an open house for the residents, and 22 people from 10 households attended.
During the tour, the conversation got lively with comments like, “I’d love to have a meal here,” so we decided to organize a “Neighborhood Gathering” modeled after examples in Paris.
We’ve held it twice so far with groups of 7 to 8 people, and it’s been well-received.
As both a resident and the designer, I’m thoroughly enjoying seeing a unit in a condominium being used like a community center.
